Although I'm not ruling out that he's a racist, to me Jenrick's white face comment maybe shows more that he's an idiot than a racist.
He says he's not comfortable that in his country he can go for 90 minutes in a town/city without seeing another white face, and that it's not about colour it's about people living side by side.
Well, has he ever gone 90 minutes without seeing a brown face? What did he think then?

Apparently the government are quietly rowing back on the big announcement to abolish NHS England. They hadn't anticipated the demand for redundancy and over 3000 people applied for voluntary redundancy - they just can't afford it.
I'm centre-left by natural inclination and voted for Labour, but they seem to be making a real pigs ear of governing. So many u-turns.

The Stamp duty issue is potentially a bit more nuanced than you might think. Over here in Australia it does put people off downsizing. I'm not fully across all the figures but from my understanding it's not like stamp duty rates have decreased while house prices exploded so as house prices grew the effective buying power went down due to stamp duty.
If a 1 million dollar (or pound) home attracts 100k in stamp duty then to sell your house, and buy the exact same one next door would cost you 100k.
If you're someone who bought a big house, finally paid off your mortgage as the kids flew the coop and want to downsize stamp duty may well put you off.
So this leads to large homes going to waste unnecessarily.
Removing the duty will just see prices go up at least by the amount that duty would have been, that seems pretty predictable but at least you'd likely get more people downsizing.
Not that the Tories would ever do something like this for the good of ordinary people and their motives will be based on greed as usual but removal of stamp duty along with many other measures could form part of a sensible strategy for housing. There should be very different rules for multi home owners, here in Australia we incentivise it with massive tax breaks

Removing stamp duty upto 300k without the increase in supply means you raised demand significantly until this balances with the stamp duty threshold for properties at the bottom of the housing ladder. This doesn't just impact on FTBs but also on anyone wanting to buy those properties includng those wanting to downsize. Market forces then drive prices of bigger properties so the whole thing has a knock on effect.
And that's where an exemption has a limit. I mentioned the price hikes came to an equilibrium between supply/demand and the threshold for exemption. Removing stamp duty completely would mean no end to the price increases.
The issue really is supply. Until this is addressed in the UK along with significant increases in social housing, removing stamp duty will just fuel increases more and more, and price many more out of the market and I'd argue also put ppl off downsizing as well.

*Sorry to clarify, that removes the market from the property market which is, imo the main issue here. It's people using it to grow wealth not to use a home for living and I don't blame individuals, it's been the best bet in town for a long time, but it's a huge, crushing failure to anyone outside of the game.

Apparently the government are quietly rowing back on the big announcement to abolish NHS England. They hadn't anticipated the demand for redundancy and over 3000 people applied for voluntary redundancy - they just can't afford it.
I'm centre-left by natural inclination and voted for Labour, but they seem to be making a real pigs ear of governing. So many u-turns.

The Stamp duty issue is potentially a bit more nuanced than you might think. Over here in Australia it does put people off downsizing. I'm not fully across all the figures but from my understanding it's not like stamp duty rates have decreased while house prices exploded so as house prices grew the effective buying power went down due to stamp duty.
If a 1 million dollar (or pound) home attracts 100k in stamp duty then to sell your house, and buy the exact same one next door would cost you 100k.
If you're someone who bought a big house, finally paid off your mortgage as the kids flew the coop and want to downsize stamp duty may well put you off.
So this leads to large homes going to waste unnecessarily.
Removing the duty will just see prices go up at least by the amount that duty would have been, that seems pretty predictable but at least you'd likely get more people downsizing.
Not that the Tories would ever do something like this for the good of ordinary people and their motives will be based on greed as usual but removal of stamp duty along with many other measures could form part of a sensible strategy for housing. There should be very different rules for multi home owners, here in Australia we incentivise it with massive tax breaks

If I may, I think you're right about the nuances and also about the reluctance to downsize.
The problem is that removing or reducing stamp duty on its own over here hasn't helped buyers without addressing the supply problem, particularly when you look at the impact on first time buyers. Removing stamp duty upto 300k without the increase in supply means you raised demand significantly until this balances with the stamp duty threshold for properties at the bottom of the housing ladder. This doesn't just impact on FTBs but also on anyone wanting to buy those properties includng those wanting to downsize. Market forces then drive prices of bigger properties so the whole thing has a knock on effect.
And that's where an exemption has a limit. I mentioned the price hikes came to an equilibrium between supply/demand and the threshold for exemption. Removing stamp duty completely would mean no end to the price increases.
The issue really is supply. Until this is addressed in the UK along with significant increases in social housing, removing stamp duty will just fuel increases more and more, and price many more out of the market and I'd argue also put ppl off downsizing as well.

I sort of agree but think supply is slightly over stated at the same time. As much as there is a supply issue, there's a distribution issue. I would be keen to explore removing private landlords and second home owners from the system altogether for any existing property. The main burden of building can go to anyone wanting and capable of buying a second (or hundredth) home.

*Sorry to clarify, that removes the market from the property market which is, imo the main issue here. It's people using it to grow wealth not to use a home for living and I don't blame individuals, it's been the best bet in town for a long time, but it's a huge, crushing failure to anyone outside of the game.
